Established in January 2006, Boutique Stays is a pioneer of professional short stay property management. As a frequent corporate traveler herself, Boutique Stays Director, Bev Constable recognised the lack of accommodation options in the Australian market and set out to develop a portfolio of quality homes offering style, comfort and the opportunity for guests to live like a local.

Bev wanted something different to the standard hotel offering, somewhere you could truly relax, call your own, open a window or prepare your own meal- all without compromising on the professional standards and services that are expected at the higher end of the market.

When a guest steps inside a Boutique Stays home, they are treated to relaxing outdoor spaces, thoughtfully equipped kitchens and beautiful furnishings. This, along with the regular servicing ensures that guests feel well looked after. All of our properties feel like a comfortable and luxurious home away from home, not like any standard serviced apartment or hotel room.


There are many reasons why people choose to list their property with Boutique Stays:


Our business model means that your property must be maintained at a minimum 4 star standard to ensure guest satisfaction. Our property maintenance team will regularly visit your property to inspect it, clean it and to report any maintenance issues that may arise. This means these matters can be addressed in a timely fashion, ensuring your property is maintained to a very high standard.


We’re able to offer a unique solution for overseas and interstate property owners who occasionally wish to stay in their Melbourne-based property throughout the year. We can simply block out the calendar during these times and there are no management fees associated with ‘Owner Bookings’.


Whilst we make no guarantees regarding financial returns, many of our members have their properties in this accommodation sector because of the opportunity for increased returns. We estimate that this business model returns moderately over the standard long term rental market, however due to seasonal trends, you can’t rely on a consistent return month by month and you need to be prepared for seasonal variations.
